If a Buyers Agent represents the buyer, who represents the seller?
The Real Estate Agent represents the vendors (sellers). Their aim is to convince you (the buyer) to purchase a home at the highest possible price.   Many buyers make the easy mistake of thinking that the selling agent is on their side but this is simply not the case. Only Buyers Agents do that.
 
As nice as they are, the selling agent works only for the vendor and is legally bound on a contractual agreement to achieve the highest possible price for the property, and to do so on the sellers terms.
 
 
Do real estate agents like dealing with a Buyers Agent?

Are your fees based on a percentage of the contract price?

Are your Buyers Agent fees a flat fee that is agreed upfront?
 

Yes.  Our Buyers Agent professional fees are a flat fee, discussed and agreed in advance.  Once agreed to, there are no 'hidden surprises'.   The only exception to this is if you use our services on an ad hoc basis via our Property Buying Services - Hourly Rate Package.


 
If  I just want you to attend an auction on my behalf, can you do that?
Of course.  We have an Auction Only package that is perfect for you. 

Do I need to pay for costs such as pest and building inspections and conveyancing fees?
 

Yes.  These are not covered under the spectrum of Buyers Agents fees, however, we are happy to organise these services on your behalf or put you in touch with someone that can help.  

 

How do Buyers Agents actually save me money?
Our aim is to save you money in the short term by using our hard work, experience, negotiation skills, broad reaching contacts and local knowledge for your benefit.  While we can't guarantee it, most of our clients save much more than our fee in dollars and time. 
 
Do you receive kickbacks from agents or developers?  
Absolutely not. At Eureka we are 100% independent of any real estate agents, developers, builders, buying groups or financiers.

The definition of Eureka in the Webster's Revised Unabridged Dictionary (1913) is:
The exclamation attributed to Archimedes, (dating back to 270BC) where he is said to have cried out ?Eureka! Eureka!? (I have found it! I have found it!), upon suddenly discovering a method of finding out how much the gold of King Hiero's crown had been alloyed. Hence, an expression of triumph concerning a discovery.
