The Client: Keith and Joy were referred to me by a family member that I also assisted to purchase on the Gold Coast years ago. After selling up in Melbourne and travelling Australia, they decided the Gold Coast was to be their new home. After living on the 37th floor in Melbourne, they wanted something that had all the benefits of living in the middle of the action, walking distance to good public transport BUT didn't want to be 'up with the birds' again so it had to be flat on the ground. A big ask on the GC!
The Property: A huge [262m2 (28 squares) of total space] two bedroom, two bathroom unit with a massive 360 degree wrap around courtyard - cafes, restaurants and the tram at one end of the street, and the beach at the other. With views of the river and Surfers Paradise skyline, it ticked ALL the boxes.
Clients Savings: In realestate, sometimes a fast game is a good game and it was definitely the case with this property. It hit the internet on a Tuesday afternoon, and by Thursday afternoon, we had inspected it, undertaken our due diligence and had it under contract. If it had have made it to Saturday's open home, we would have either missed out all together or paid a lot more for it as the agent had two back up contracts in place for more money and unfurnished from the open home.
Knowing the questions to ask and armed with an understanding of the sellers situation, I put together an offer and thought why not ask for the furniture too - which made the whole deal very easy for both the buyers and sellers - and the sellers agreed. I must admit pulling this deal together at this price even surprised me!!
