The Client: I originally met with Richard and Candy 12 months ago, nearly to the day. At the time were looking at selling up in New Zealand and relocating to Australia. Once here, and deciding on the highlands of QLD as their new home, they decided they'd like a 'weekender' by the beach. Somewhere they could come, bring their dogs, add some value to and look at potential Air BnB down the track. Coming from NZ, and just not knowing the Gold Coast well enough, they wanted to tap into my 22+ years local knowledge and 12+ years as a buyers agent.

Once I'd taken them on as clients, we sourced and secured this property within six weeks on their behalf - a deceased estate that ticked ALL the boxes.

The Property: A duplex pair on one title built early 2000's with scope to add value through either redeveloping down the track or renovation. Also with the option to be strata-titled, and on sell one of the duplexes for a tidy profit and retain the other. Just 300m to the beach, there will be plenty of capital growth upswing over the coming years.

Clients Savings: Knowing the agent well, we challenged them on the 'Listing Price' which far exceeded where the property's value sat. Being a deceased estate, there were a number of family members involved in the selling decision who just didn't understand the market and pricing - so the property sat for sale for some time.

Undertaking my usual research and due diligence, and armed with the insights into the situation, I was able to fashion an offer accordingly - which saw these buyers able to secure their perfect property at the right price! - some $140,000 below list price.

Congratulations to Keith and Joy who last month settled on their 'unique' unit in a boutique building at the northern end of the Gold Coast. 

Purchased: September 2018

Client: Originally hailing from Victoria, they had family in the area and decided after years of travelling Australia in a caravan, they'd like to call the Gold Coast home.

The Client: Keith and Joy were referred to me by a family member that I also assisted to purchase on the Gold Coast years ago. After selling up in Melbourne and travelling Australia, they decided the Gold Coast was to be their new home. After living on the 37th floor in Melbourne, they wanted something that had all the benefits of living in the middle of the action, walking distance to good public transport BUT didn't want to be 'up with the birds' again so it had to be flat on the ground. A big ask on the GC!

The Property: A huge [262m2 (28 squares) of total space]  two bedroom, two bathroom unit with a massive 360 degree wrap around courtyard - cafes, restaurants and the tram at one end of the street, and the beach at the other. With views of the river and Surfers Paradise skyline, it ticked ALL the boxes. 

Clients Savings: In realestate, sometimes a fast game is a good game and it was definitely the case with this property. It hit the internet on a Tuesday afternoon, and by Thursday afternoon, we had inspected it, undertaken our due diligence and had it under contract. If it had have made it to Saturday's open home, we would have either missed out all together or paid a lot more for it as the agent had two back up contracts in place for more money and unfurnished from the open home.

Knowing the questions to ask and armed with an understanding of the sellers situation, I put together an offer and thought why not ask for the furniture too - which made the whole deal very easy for both the buyers and sellers - and the sellers agreed. I must admit pulling this deal together at this price even surprised me!!
