We scour the market and take care of all the searching, researching, inspecting and evaluating of suitable properties on your behalf. This includes coming up with many of the elusive 'homes selling in secret' you've heard about.
We shortlist the most suitable properties, and make recommendations of the best, based on your needs.
At this point, some of our buyers choose to fly in and inspect the shortlist personally, which we're more than happy to arrange. (Believe it or not though, 99% of our buyers feel so comfortable and confident with the level of information we provide, that they never personally inspect the property they've purchased til well after they already own it!)
We spend, on average, 200-300 hours per client on our Gold Level Service - far more than the ordinary person can do after hours or on weekends in the hunt for the right property.
Oh and by the way, you don't pay for the 200 hours worth of work via an hourly rate - its a set capped fee, agreed to in advance, and it's extremely competitive.
Our fees are not calculated as a percentage of the sale price. It's our job to secure the property at the best price possible, so I wonder how hard other buyers agents will negotiate for you if it directly affects their income? What if they find your perfect property well below your budget - will they make you aware of it?

After the property is under contract, we will monitor the contract right through until settlement, liaising with your financier, solicitor and council (within our scope) to ensure the whole process runs as smoothly as possible, and is kept on schedule. We will work with you through any issues that may come up.
